Demand for villas has seen a dramatic rise over the past 18 months, as lock-down living drives demand for larger living spaces and plentiful outdoor space. However, townhouses are also a sound choice, offering the space and layout of a villa style, but often at a more accessible price point and located closer to the action. Here, Laguna Properties rounds up the top five locations for townhouses in the Emirate:

1. Palm Jumeirah
The world’s largest man-made island, Palm Jumeirah is an icon for Dubai the world over, speaking to the aspiration and ambition associated with the region’s luxury lifestyle. The island features a two-kilometer trunk, 17 fronts, and a surrounding crescent, offering 4,000 exclusive villas with gated communities, townhouses, and apartments, all with glittering sea views and outstanding amenities.
Whilst villas can fetch up to 100m AED in sales and up to 1.5m AED in annual rent, the Palm also offers some of the best townhouses in Dubai, with beautiful locations, beach or waterfront access.

Our picks include Palma Residences, located right on the edge of the water, with Mediterranean-style villas and a welcoming community feel, where villas fetch upwards from 6.5m AED. Or head to the legendary FIVE Palm Jumeirah, where a 7,000 square foot, the three-bedroomed unit will cost upwards of a cool 19mAED.
2. Jumeirah
The heart of traditional Dubai, Jumeirah offers outstanding residential rental living, within easy access to schools, shops, and an easy commute, but with a quiet, low-key vibe. Whilst they can be hard to find, the district offers several newly built compounds that are brilliant choices for those not quite ready for a ‘suburb’ feel.
Laguna’s Pick: Wasl 51
We recommend Wasl 51, with a range of world-class restaurants on its doorstep, with rents for upwards of 100K AED per year, or the super-luxury villa Amalfi, located within the prestigious Jumeirah Bay Island, just steps away from the beach. The townhouse is being rented for 1.6mAED per year.
3. Dubai Hills Estate
Set to be the next Emirates Hills, Dubai Hills is a glamourous new gated district that is attracting many residents looking for prestige and glamour with a golfing-orientated community that inspires peak performance. Wake up to luscious landscaped greens and pristine fairways with an iconic backdrop of te Burj Khalifa and the Dubai skyline. Townhouses here are plentiful, with the Maple Villas district offering four-bedroomed units overlooking the golf course for around 200K AED per year, whilst the Club Villas are slightly larger in feel and priced at upwards of 300K AED.
4. The Springs
Perfectly in sync with its calm-inducing name, The Springs is a quaint villa community tucked away from the hustle and bustle of Dubai. This area offers lush green landscaping, beautiful lakes, and idyllic houses, to give the neighborhood a distinct personality that attracts tenants and buyers to move to The Springs. As per the 2020 Dubai Annual Rental Report by Bayut & Dubizzle, it is one of the most popular communities with affordable villas. Offering full ownership to ex-pats, the family and pet-friendly locality are well-liked amongst UAE residents. Expect to purchase a townhouse for upwards of 2.5m AED or rent from 150k AED per year.
5. Dubai Marina
Dubai Marina is a bustling waterfront lifestyle destination with marinas, beaches within walking distance, and a walkway promenade snaking through its midst. Jumeirah Beach Residence (JBR) is a master development in its own right, fronting Dubai Marina along the shoreline. Being associated with ‘new’ Dubai, as opposed to the ‘old’ districts of Bur Dubai, the Marina is viewed as a hip and glitzy neighborhood, thus attracting young professionals who mostly rent their properties. Nationalities, as in most areas in Dubai, are very mixed. Prices in the Marina are very competitive, with townhouses being some of the most prestigious places to live. Whilst harder to find, opportunities for four bedroomed units go from 10m AED, whilst to rent expect to pay around 350,000 AED per year.
